The Problem
A German property investment and resale company buys residential properties, enhances their value, and sells them on the open market. Getting the acquisition price right determines the outcome of every deal.
Before this project, every estimate was manual and fragmented:
- Collecting property and locality data from multiple public sources
- Manually identifying comparable properties in the same area
- Evaluating pricing based on size, configuration, and market conditions
- Arriving at a purchase price that still left room for value enhancement and resale
Time per estimate: roughly 2 hours.
This created slower evaluation cycles, missed opportunities in competitive markets, and inconsistent estimates depending on who was doing the analysis.
The Approach
The goal was simple: replace 2 hours of manual research with a system that produces a reliable, data-backed acquisition price range in minutes.
The key insight was that the estimation process was not a judgment problem, it was a data aggregation and comparison problem. Once the right comparables are surfaced and filtered correctly, the price range becomes obvious. The system needed to do the searching, filtering, and comparison automatically, so the analyst could focus purely on the decision.
What Was Built
A unified property evaluation platform built specifically around the client's acquisition workflow:
- Aggregates publicly available property and market data automatically on input
- Smart comparison engine identifying similar properties within the same locality
- Filters by area, property type, size, and market behaviour
- Automatically generates a recommended acquisition price range backed by live data
- Clean 4-step workflow: enter property details, pull market data, run comparable analysis, get price range
The system was designed to mirror exactly how a skilled analyst would approach the problem, just without the 2 hours of manual work.
